CONTRACT TO CLOSE SERVICES ..for buyers and sellers • Read and review contract • Email or fax all documents to necessary parties • Notify parties that I am the point of contact for transaction • Note all deadlines of contract are met • Confirm loan status • Request survey and Residential Real Property Affidavit T-47 • Notify all parties of any clouds on title • Prepare addendums to extend closing • Order Home Warranty • Order and pick up Resale Certificates and HOA Docs • Coordinate Property Hazard Insurance • Request repair receipts • Review HUD for accuracy • Set up closing at Title Company • Notify Buyer / Seller / Agent of time and place • Final Walk-Through and buyer walk thru completed • Attend closing as Texas Licensed Real Estate Agent • Request Mortgage Pay-Off information • Out of town closings in surrounding areas (if needed) • Photos or video of client in front of new home
